Location of the new development The Aroma Gardens residential complex in Tbilisi is located at 17 Archil Mepe Street in Didi Dighomi, an established district with well-developed infrastructure. The area is densely built up and its neighbourhoods are already well established, while there are no major industrial facilities nearby. This part of Didi Dighomi is situated away from industrial zones. A major highway runs less than half a kilometre from the complex. It provides access to different parts of Tbilisi and the city’s main routes. The proximity of the highway reduces the distance residents need to travel along local streets when leaving Didi Dighomi. The complex is located within an already established part of the district, so it benefits from an existing network of roads and infrastructure facilities. These routes provide access to business districts, cultural centres and other parts of the capital. The development can be reached via existing streets connected to major roads, without the need to make detours through more remote parts of the district. On the side facing the busy road, the development is separated from it by a landscaped setback. A planted strip remains between the highway and the courtyard, so the inner grounds do not directly adjoin the roadway. Transport connections There is a public transport stop 310 metres from the Aroma Gardens residential complex. It is served by six bus routes — Nos. 302, 311, 314, 315, 321 and 335. Bus No. 321 runs to Sarajishvili metro station, with the journey taking about thirty minutes. From there, passengers can transfer to the metro and continue to other parts of the city. Didube Bus Station is less than eight kilometres from the development, while Tbilisi Central Railway Station is approximately twelve kilometres away. Both provide regional and intercity connections. Major healthcare institutions include Imedi Clinic, the Chapidze Emergency Cardiology Center, the Center of Angiology and Vascular Surgery, and the Central Children’s Hospital. These medical organisations cover different areas of care, so nearby options are available for routine appointments, dental treatment and specialised medical assistance. Dinamo Academy sports complex is located nearby for sports activities. Dighomi Park, one of the district’s large green areas, is also close to the development. Its grounds are suitable for walks and relaxed outdoor leisure. The sports facility and park complement the everyday routes between shops, cafés, educational institutions and other places regularly visited throughout the week. Didi Dighomi has kindergartens, public schools Nos. 186 and 192, and the private Intellect School. Architecture and construction features Aroma Gardens is based on a monolithic structural frame designed to withstand significant loads and meet seismic resistance requirements. The load-bearing system is engineered with Georgia’s climatic conditions and local terrain in mind. The building structure is designed for long-term use, while the parameters of its main structural elements take into account the loads typical of the region. Aroma Gardens consists of three blocks that differ in their proportions and façade design. Within the overall composition, longer buildings stand alongside a block with a noticeably stronger vertical emphasis. Differences in the length and height of the sections make the overall silhouette less uniform while allowing each building to retain its own architectural character. The façades are based on a combination of light and dark surfaces. Horizontal balcony lines extending across a significant portion of the floors form the main visual structure. In some areas, several levels are visually combined by large rectangular frames. The end walls and sections of the façades are complemented by vertical inserts in a warm brown shade, dividing the surfaces into separate sections. The balconies are predominantly open, with dark railings and a clean line running along the edges of the floor slabs. On the taller block, they form long horizontal bands, while on the other buildings they are arranged in smaller sections and alternate with solid wall areas. The corners are accentuated by vertical frames extending across several floors and visually linking adjoining façade planes. The windows are rectangular and vary in width; on balconies and corner sections, larger areas are glazed. The lower floors have a more restrained appearance than the upper levels. In some sections, the base is highlighted with darker finishes, while the first level is separated from the main body of the building by a horizontal line. The buildings are topped with clean, straight outlines without complex roof shapes. Some blocks feature lightweight frame elements around the roof perimeter that continue the direction of the façade lines. The colour palette is dominated by white, grey, graphite and brown shades. Dark railings and inserts stand out against the lighter surfaces, while brown details bring warmth to the overall palette.
