დადებულია ____________________, საქართველო

ბინა აღჭურვილია: ____________________.

ხელშეკრულება ძალაშია ____________________-დან ____________________-მდე.

Before you sign — 5 steps

  1. 1Verify both parties’ names and personal numbers against ID — the person who owns the apartment is the one who signs the lease.
  2. 2Check the cadastre code in sivrce’s cadastre search — it confirms the address and the owner.
  3. 3Write meter readings (electricity, water, gas) into the handover act — it ends any dispute over old utility debts.
  4. 4List furniture and appliances item by item — at move-out the list, not memory, settles the argument.
  5. 5Pay by bank transfer — a bank statement proves payment, cash does not.

FAQ

How large a deposit can a landlord ask for?

Under the Georgian Civil Code, a landlord cannot demand a security deposit exceeding two months’ rent. A higher deposit is not enforceable.

How does an indefinite-term lease end?

Either party can terminate an indefinite lease with three months’ notice. A fixed-term lease ends early only by written agreement or on statutory grounds.

Does a rental agreement need notarization in Georgia?

No. A residential lease is valid without a notary — what matters is the written form and both signatures. Notarization is optional and adds cost.

What tax does a landlord pay on rent?

An individual renting out residential space pays 5% on gross rent (registered on rs.ge) instead of the 20% income tax. Annual property tax applies once family income exceeds ₾40,000.

Where do I find the apartment’s cadastre code?

Look it up in sivrce’s free cadastre search or on the Public Registry portal — the code shows the parcel address, area and owner.
