О проекте

The Maisi residential complex in Batumi combines advanced engineering solutions, stylish architecture, and functional organization of interior spaces. This large-scale project is designed to provide a high level of everyday comfort, structural reliability, and a carefully considered visual identity in which practicality is naturally complemented by restrained aesthetics. Advantages an excellent place for family living; panoramic views from the windows; green surroundings and proximity to natural landscapes; everything within walking distance; 15–20 minutes on foot to the waterfront; convenient road connections in different directions; energy-efficient building; water- and moisture-resistant façade; distinctive architecture; multi-level lighting of the façade and surrounding grounds; 24/7 video surveillance and access control; landscaped and well-organized courtyard; functional layouts with efficient use of space; increased ceiling heights; five-level underground parking; high-speed elevators manufactured abroad; connection to central utility networks; stylish entrance areas and lobbies; barrier-free environment for people with limited mobility; storage areas for strollers and bicycles; investment potential; competitive property prices; project partner — a British investment company; mortgage programs from a partner bank; developer with a strong business reputation. Location The Maisi residential complex is located at 104 26 May Street, less than a twenty-minute walk from the waterfront. The coastline is suitable for walking, jogging, and relaxing by the sea, while the long beach is equipped with convenient access points to the water. The lower station of the Argo cable car can be reached in approximately ten minutes on foot. The cable car leads to an observation deck offering panoramic views of the coastline and the central part of the city. This location is convenient for independent walks and tourist routes. A major road runs nearby, connecting the area with business districts, the coast, and routes leading outside the city. Thanks to the good transport connections, travel time to administrative facilities, shopping centers, and recreational destinations is reduced. During peak hours, traffic is distributed across several major roads. The surrounding area includes buildings of different heights, ranging from high-rise residential towers to cottages. This variety of scale changes the visual character of the streetscape and reflects the diversity of the local real estate market. At the same time, the district maintains moderate traffic levels and a well-developed infrastructure base. The project combines proximity to the seaside, tourist attractions, and an extensive road network. Its location may be attractive for permanent residence, seasonal use, and investment purposes, particularly given demand for property in Batumi’s coastal areas. Nearby infrastructure The location benefits from a well-developed network of everyday services and social infrastructure. Within a few minutes’ walk are 24-hour pharmacies, grocery stores, supermarkets offering essential goods, and household product stores. Banking services are represented by branches and payment terminals. Medical infrastructure includes public and private clinics, including dental facilities, allowing residents to access necessary healthcare without lengthy journeys. For families with children, the proximity of educational institutions is an important advantage. School No. 4 is within a 10–15-minute walk, while schools No. 1 and No. 7 are also located nearby. Preschool education is represented by the Hakuna Matata kindergarten. This concentration of educational facilities helps reduce time spent on daily school and kindergarten journeys. Major shopping facilities are available within a short drive. Batumi Plaza and the GoodWill hypermarket, offering a wide range of groceries and household products, are located approximately one kilometer away. Batumi Mall is situated within two kilometers and combines stores, service outlets, and leisure facilities. The Republican Hospital is also nearby. Food and beverage venues on surrounding streets include cafés, bars, restaurants, and fast-food outlets. The variety of formats makes them suitable for business meetings, family dinners, and everyday leisure. For outdoor recreation, residents can visit 6 May Park, the aquarium, dolphinarium, and zoo. Ardagani Lake with its musical fountains is also within walking distance. Another notable facility in the area is the maritime school, which may be of interest to professionals and students in the maritime sector. The close proximity of stores, schools, medical institutions, dining establishments, and recreational facilities makes the area highly practical for everyday life. Most essential services are concentrated within a short distance, allowing residents to handle many daily needs without lengthy travel. Transport connections The new development is located near a well-developed road network connecting the area with Batumi’s business and coastal districts. Public transport operates at regular intervals and serves a wide range of destinations. The nearest stop is located just 120 meters away, where bus No. 15 runs approximately every 12 minutes. Another stop is situated 310 meters away and is served by minibuses No. 20, 23, 25, 27, 28, 30, 33, 39, 40, 40a, 44, 45, 46, 49, 56, 77, 88, 118, 119, 141, 144, 145, 166, 172, 174, 199, 202, 205, and 232. Buses No. 1, 14, and 15 also operate on nearby streets. The Old Bus Station is approximately 1.5 kilometers from the complex, while Batumi International Airport can be reached in around fifteen minutes by car under normal traffic conditions. The seaport is located at a similar distance. The Metro bus terminal is about three kilometers away, while less than five kilometers separate the complex from Batumi Central Bus Station and the railway station. The convenient location of these transport hubs allows residents to use buses, minibuses, intercity services, rail, and air transport, making it possible to plan journeys in different directions without lengthy transfers. Building specifications The twenty-three-story building creates a strong vertical landmark in Batumi that can be seen from a considerable distance. Its white silhouette rises above the surrounding low-rise development and draws attention through a dense, almost graphic division of the façade into evenly proportioned cells. Each level repeats the same rhythm — window, wall section, window — and this regularity gives the building a sense of order more commonly associated with business towers than resort developments. The structural system is based on monolithic-frame construction. This principle defines the geometry of the building, supports the integrity of its architectural planes, and helps maintain the clear outlines of the façades. The lower floors are treated differently. Here, the white façade gives way to cascading greenery that descends across several levels in dense hanging strips. This technique visually gives more weight to the base of the building, softens the transition from the ground to the tower, and transforms the entrance area into a kind of vertical garden — an unusual approach for Batumi, where landscaping is integrated directly into the façade rather than being confined to the courtyard. The upper floors, by contrast, maintain the disciplined combination of white surfaces and glass. Balconies project beyond the wall plane and are linked by continuous horizontal bands that appear thin, light, and almost weightless against the mass of the building. This composition creates an interplay of horizontal and vertical elements: the balcony lines divide the height into tiers, while the wall sections between the windows direct the eye upward toward the silhouette. The balcony glazing is transparent and free of decorative divisions, keeping the façade clean and visually uncluttered. After dark, the a
