Notary

A notary is not required for a simple sale. A standard flat deed is about ₾400–1,000 on the market — that is not a state fee.

What to do

Buying

  1. Take the cadastral code and check the boundary here — the map comes from the registry.
  2. Order an extract before you pay a deposit. It shows the owner, mortgages and seizures.
  3. Foreign ownership of agricultural land is restricted. Confirm with a lawyer before you buy.
  4. Register at a Public Service Hall or online: 4 days ₾150, 1 day ₾270, same day ₾350.
  5. Before the last payment, get a new extract already in your name.

Selling

  1. Show the buyer a fresh extract — a clean title closes faster.
  2. ID or passport. If you cannot attend, a notarised power of attorney.
  3. Write in the contract who pays the registry fee. The buyer usually does.

Rent and lease

  1. Use an extract to confirm the landlord is the owner or is authorised.
  2. A short let does not have to be filed in the registry.
  3. A long lease can be registered as an obligation — the same fee as an ownership registration. A lawyer will say whether your contract needs it.
