საყიდლის ფასი შეადგენს ____________________.

The printed document is in Georgian, as Georgian legal form requires.

Before you sign — 5 steps

  1. 1Verify from a cadastre extract that the seller is the registered owner and that no mortgage or lien sits on the property — take the extract to the notary.
  2. 2Request the extract for the contract period (a few days) and collect it on signing day — an old extract binds no one.
  3. 3Pay by bank transfer with the property named in the payment purpose — a bank statement proves payment, cash does not.
  4. 4When buying a mortgaged apartment, transfer the payoff portion straight to the bank’s mortgage account so the loan closes exactly.
  5. 5Complete the handover with a handover act and meter readings — it keeps old utility debts off the buyer.

FAQ

Does a sale agreement need a notary in Georgia?

No. A sale is valid in written form — the Public Registry verifies the parties’ signatures when you file (₾7). Many parties still use a notary as an extra safeguard, since the notary also checks the legal status of the property.

When do I legally become the owner?

Neither the signature nor the payment is enough — title passes only by registration in the Public Registry (NAPR). Notaries usually submit the registration; confirm the result with an extract.

What does the formalization cost and who pays?

The notary fee scales with the deal price and the registry charges a fixed fee — exact figures sit in the purchase-cost calculator. Parties share the costs by agreement, most often the buyer pays.

Can I buy an apartment that carries a mortgage?

Yes, if the loan closes together with the deal: part of the price goes straight to the bank’s mortgage account, the bank releases the mortgage, and the registry registers title to you. Plan these steps with the notary in advance.

Why sign a preliminary agreement before the main one?

The preliminary fixes the price, the advance and the deadline, and bars the seller from selling to someone else. If the deal closes the same day you do not need one — fill in this template directly.
