    Sign it before a notary where you live and get the apostille there (Georgia is party to the Apostille Convention). A Georgian translation is needed here. Agree the wording with a trusted lawyer first.

Can I buy property in Georgia without travelling?

Yes, through a representative. Sign a power of attorney before a notary in the country where you live, get the apostille on it, and translate it into Georgian. Confirm the wording and requirements with a Georgian lawyer first.

What does buying cost on top of the price?

Transfer tax is 0%. Registry fee ₾150–350 depending on turnaround, notary roughly ₾400–1000. Agent commission (1–3%) usually sits with the seller.

Can I get a mortgage if I work abroad?

The National Bank's cap depends on the loan currency, not residency: 90% in lari, 70% in USD/EUR. Whether foreign income counts is the bank's call — ask before you commit.

Is there tax when I resell?
