A cadastral code is the unique identifier of a parcel in the public registry (e.g. 01.10.01.001.001). It tells you exactly where a property is and where its boundaries run.

- A cadastral code is the unique number of a land parcel in the Georgian public registry: dot-separated digit groups (zone, sector, quarter, parcel), for example 01.10.01.001.001.

- The official cadastral map belongs to the National Agency of Public Registry (NAPR). On Sivrce you can find a parcel by code, address or by tapping the map, using the same official data, and see nearby listings beside it.

How to find a parcel by cadastral code

What is official and what is a Sivrce calculation

How do I find a land parcel by cadastral code?
Type the code into the search box — the official boundary, area and land category appear on the map. No code? Search an address or tap the map.
How do I find out a parcel’s area?
The card shows the area registered in the registry in square metres (and in are, 1 are = 100 m²). If the record has no area, we compute it from the official boundary and show the perimeter too.
How do I verify official property information?
Order an extract from the National Agency of Public Registry (NAPR). The “Registry extract” button on the card opens the official service. Mortgages and seizures appear only there.
Does it work in every region?
Yes — all of Georgia: Tbilisi, Batumi, Kutaisi and every region. Data comes from the official registry service and can take a few seconds.
Who owns a parcel?
The card shows the owner’s name, ownership form, registration number and last record date from the public map. Mortgages and seizures are only on the extract: “Registry extract”.
What is the difference between agricultural and non-agricultural land?
The category is recorded in the registry and shown on the card. Agricultural land is mainly for farming; non-agricultural land can be built on or used commercially where zoning allows. Check both before buying.
What do K1, K2 and K3 mean?
In Tbilisi these are the site coefficients: K1 — maximum built-up footprint, K2 — floor-area intensity (total floor area relative to the plot), K3 — minimum green space.
