Location Formus Saburtalo residential complex is located in the Saburtalo district at 83 Vakhtang Bochorishvili Street. From here, residents can travel to different parts of Tbilisi and use transport routes passing through this part of the capital. The surrounding neighborhoods include cultural and historical sites, while local infrastructure also features hotels. Educational institutions, restaurants, and shopping centers already make up a significant part of the immediate surroundings and expand the range of urban facilities available in this part of Saburtalo. Rustaveli Avenue stands out among the places suitable for walking and evening leisure. Numerous establishments and entertainment venues are concentrated there, including those operating in the evening. Such surroundings make it possible to combine everyday activities with visits to cultural venues, restaurants, and other city establishments. The location of the development can also be considered from the perspective of purchasing real estate for future use. Saburtalo combines a large number of services, recreational facilities, educational institutions, and business properties that can be accessed without lengthy trips. What is nearby Tbilisi Zoo and Mziuri Park are located approximately two kilometers from the complex. The neighboring districts contain retail, medical, educational, and service facilities, while various types of leisure establishments and places are available for recreation. Major chain supermarkets, grocery stores, and minimarkets are open within a five-minute walk, offering food and everyday goods. Specialized pet stores with a broad assortment operate for pet owners. Bank branches and post offices are located within the district and provide basic financial and postal services. Cafés, restaurants, and bars vary in cuisine and price range. McDonald’s is among the establishments represented nearby. Food orders can also be placed through delivery services with delivery to a specified address. The medical cluster includes pharmacies, dental clinics, and a hospital. An aesthetic center headed by Gia Gvaramia also operates separately. Shopping centers and specialized stores are available for purchases, while beauty salons and hairdressers are located nearby. The Sports Palace and a fitness center are used for training and physical activity. Automotive infrastructure includes chain gas stations, service stations, and car washes. Nearby cultural venues include the Cash Cinema Club, a large concert hall, and Tbilisi Circus. Vere Park, with its green areas, can be chosen for walks. Educational institutions cover different levels, from kindergartens and schools to universities. Higher education institutions include Ivane Javakhishvili Tbilisi State University, Ilia State University, and Georgian Technical University. Within a 5–10 minute drive are the Eliava construction market, Central Market, Dinamo Arena stadium, the Music and Drama Theatre, and the Republican Hospital. Transport connections A public transport stop is located 360 meters away. Bus routes Nos. 300, 310, 314, 329, 349, 351, 387, and 391 pass through it, along with minibus routes Nos. 431, 464, 512, and 539. The service interval is approximately fifteen minutes. The range of routes covers different directions and connects this part of Saburtalo with other districts of Tbilisi. Technical University Metro Station is just over one kilometer away. The distance to the metro can be covered on foot or by bus. The Didube bus station, coach terminal, and railway station are located more than five kilometers away. This transport hub serves routes associated with longer-distance travel, so its location is relevant when planning intercity trips. The drive to Shota Rustaveli International Airport takes approximately half an hour. Features of the development Formus Saburtalo residential complex is being constructed using monolithic frame technology. The load-bearing system is based on reinforced concrete columns and floor slabs designed for operational loads and a long service life. These elements form the structural frame and carry the main loads of the building. According to the project, a flat roof with an integrated drainage system designed for periods of heavy rainfall is planned. Water is removed from the roof surface in an organized manner, reducing prolonged exposure of exterior structures and finishes to moisture. The roof assembly is designed for long-term operation without premature deterioration of the external elements. Formus Saburtalo consists of a single 12-storey building with a complex façade composition. The main façade is divided into two noticeably different sections. On the left is a narrow vertical strip of glazing bordered by bright red elements. Next to it are rows of open balconies with dark railings and light-colored surfaces between the floors. On the right is a wider section of the building with a regular grid of rectangular windows and a large light-gray surface covered with a fine perforated pattern. The lower levels are designed differently from the main part of the façade. Wide horizontal bands of glazing predominate here, while large storefront openings are visible at the base. In one of the lower sections, decorative diamond-shaped inserts are arranged as a group on a light-colored surface. The boundaries between floors are emphasized by dark horizontal lines. The side and courtyard façades have a more restrained palette. Light-colored surfaces alternate with dark vertical strips and sections in a warm olive shade. The balconies are arranged in even vertical rows, with some set into deep rectangular recesses. Narrow vertical inserts with a dark texture are visible on individual sides. The upper part of the building has varying heights and open terraces. Canopies and railings are visible on the roof sections, while the perforated surface of the right-hand section continues to the upper level. Night illumination is planned for the façades. Window openings are fitted with multi-chamber profile systems and double-chamber glazing units with high energy-efficiency characteristics. They are designed to help retain heat inside the apartments during colder periods, reduce overheating in summer, and limit the penetration of street noise. Engineering networks are installed in accordance with current technical requirements, and the building is equipped with the necessary utilities. High-speed passenger elevators with low noise levels and smooth operation are installed for movement between floors. The entrance area is equipped with an access control system, intercoms, and reinforced doors. The lobby is divided into several functional sections. Waiting areas, stroller storage rooms, and
