Bakhmaro

Bakhmaro is a mountain climatic resort in Guria at about 2,000 metres, one of the highest mountain resort settlements in Georgia. Timber houses, spruce forest and alpine air — and now its first large apart-hotel is under construction.

Market: traditionally family-owned timber houses and plots. The first large-scale project — a 350-unit apart-hotel with a spa pool, from $1,500/m², handover in Q4 2026 — adds a year-round format to the market. Limited inventory means prices are firm and choice is restricted.

Location: about 50–60 km from Chokhatauri on a mountain road (1.5–2 hours); in winter the road is difficult to pass because of snow. The summer season runs from June to September, drawing visitors seeking clean air and quiet, as well as children's holiday camps.

Before buying, check winter access, water and heating — in a mountain house these are the main drivers of value. On sivrce, Bakhmaro appears as a separate town in the Guria filter.

How does Bakhmaro differ from Bakuriani as an investment?

Bakuriani has two seasons, with ski slopes and established infrastructure; Bakhmaro is higher and more seasonal — clean air, quiet and summer rentals. The income season in Bakhmaro is shorter, but entry is still cheaper.

Can you live in Bakhmaro in winter?

It is possible in a properly prepared house, but rare: the road closes in blizzards and services are geared to the summer season. The apart-hotels are the first to offer a year-round format.
