The market is small and slow: conversions of Soviet-era sanatoriums, private houses with gardens and older apartments in the centre. Prices are lower than in Tbilisi, but a park view commands a premium. In winter, tourists head to Bakuriani; Borjomi is a year-round resort for walking.
Tbilisi is about 2.5 hours away, with a direct rail line. Bakuriani is 30 minutes away. Likani, the Bakuriani narrow-gauge railway and the Borjomi-Kharagauli trails are nearby.
Before buying, check for damp (it is a gorge), the heating and the forest boundary, as some plots lie in the park's buffer zone. On sivrce, Borjomi properties appear on the map alongside Tbilisi listings.
