Inventory: apart-hotels, new buildings with piste views and private chalets. Prices per square metre approach those of Tbilisi's premium districts, because land is scarce and seasonal rents are high. Heating, water and winter access matter more here than the size of the kitchen.
Gudauri is 2–2.5 hours from Tbilisi over the Jvari Pass. In winter the road closes during blizzards, which translates directly into cancelled bookings. Kazbegi/Stepantsminda is close by, adding a modest flow of summer hikers.
Before buying, ask for the building rules (some buildings ban daily rentals), the snow-load rating and the parking arrangements. On sivrce, Gudauri listings can also be searched with the daily-rent filter.
Gudauri sits higher, has a shorter season and commands higher nightly rates. Bakuriani has two seasons and a family audience. In Gudauri, capital is recovered faster in a good season, but properties stand emptier in summer.
Technically yes, but in practice rarely. Services are geared to the season; schools, pharmacies and winter isolation are serious constraints.
