Mestia

Mestia is the centre of Upper Svaneti, known for its UNESCO-listed towers and the road to Ushguli. Property here means guesthouses, timber houses and the occasional new building — not a Tbilisi-style apartment.

Buyers come for tourist rentals (hiking, skiing at Hatsvali, Ushguli) or to reconnect with Svan family roots. Prices have risen since the road was improved, but a square metre is still cheaper than at the Gudauri resort. Winters are long; heating and water are decisive.

Mestia is about 3–4 hours from Zugdidi on a mountain road, and a full day's drive from Tbilisi. The airfield in Mestia operates seasonally. Ushguli, Latali and Hatsvali are nearby.

When buying, verify cadastral and inheritance issues — in Svaneti, land is often family-owned. On sivrce, Mestia properties appear on the map as a separate town.
