Property: Soviet panel blocks, 2000s apartment buildings near the sea and new low-rise houses on the seafront. Prices are lower than in central Batumi, though seafront square metres still carry a premium. Rents drop in winter; many owners count only June–September.
Batumi is 20–25 minutes away, Kutaisi Airport about 1.5 hours, and there is a direct rail link to Tbilisi. Tsikhisdziri, Kintrishi and the Chakvi tea plantations are nearby.
When buying, look at coastal erosion, parking in high season and the building's seismic condition. Kobuleti listings on sivrce can be searched with the same filters as Batumi apartments.
