Mardi Aquapark by Mercure is Batumi’s first all-inclusive hotel, operated under Mercure (Accor) standards, in Makhinjauri about 150 m from the beach (Blocks A, B and C). It combines turnkey hotel apartments with a mandatory professional rental programme inside a resort with an aquapark, three restaurants, two bars, a spa and wellness centre, outdoor pools, tennis, a kids’ centre, parking and 24/7 security. Studios 31.4–41.8 m², 1-bedroom 52.5–69.6 m², 2-bedroom 103.6–111.5 m², penthouses on floor 21 — all finished under the Mercure furnishing package. Owners use their apartment up to 21 days a year and receive a share of the hotel’s rental income. Projected net rental return of 11–14% a year, based on a Cushman & Wakefield feasibility model.
