Frequently asked questions
What does the per-m² price include?
Foundation, walls, roofing, window openings and install, electrical-water-gas rough-in, plastering and paint. Excluded: land, design, permits, utility connections and furniture.
How long does a 100 m² house take?
A block house — 8–12 months with a contractor; self-managed often up to 18–24 months. Monolithic adds 2–4 months for formwork and concrete curing. Winter slows concrete work.
Which structure should I pick?
Aerated block — cheapest and well insulated but needs exact workmanship; brick — durable and traditional, pricier; monolithic RC — most earthquake-resistant with free layouts, the most expensive.
Why the +10% contingency?
Every build uncovers hidden conditions: groundwater, old foundation replacement, material overuse. 10% is a healthy minimum; keep up to 15% on a tight budget.
