Gudauri or Bakuriani: Where to Buy a Ski Apartment in Georgia in 2026 — Prices, Season and Risks

Ski property in Georgia means two different markets. Gudauri on the Military Highway sits at 2,196 m — the country's highest and largest ski resort, with runs above the tree line (1,993–3,276 m), 34.8 km of slopes, 15 lifts, night skiing, freeride, heli- and cat-skiing, and the longest season: December to April. Bakuriani in the Borjomi Gorge is a forest-ringed family resort at 1,700 m with three ski areas — Didveli, Kokhta and Mitarbi (29 km, 12 lifts; night skiing at Didveli only). The season runs December to March, but the market is two-season: in summer the same apartments rent to holidaying families. Asking prices are $1,000–$2,000 per m²; heating is the main price driver — gas and central heating command a premium. It is 180 km from Tbilisi (2.5–3 h), or train to Borjomi and a taxi, or the Borjomi–Bakuriani narrow-gauge railway.

A third, budget option is Goderdzi in Adjara — a beginner-friendly zone where the pass from Tbilisi is closed in winter; access is via Batumi (2.5–3 h).

Before buying, verify the cadastral code and boundaries in the Public Registry, the frame status (black/white/green), winter access and roof snow load, and the management terms and utility costs in apart-hotels — the management percentage is the largest cut from rental income.
