Location The Maisi residential complex is located at 104 26 May Street, less than a twenty-minute walk from the waterfront. The lower station of the Argo cable car can be reached in approximately ten minutes on foot. Building specifications The twenty-three-story building creates a strong vertical landmark in Batumi that can be seen from a considerable distance. Its white silhouette rises above the surrounding low-rise development and draws attention through a dense, almost graphic division of the façade into evenly proportioned cells. Each level repeats the same rhythm — window, wall section, window — and this regularity gives the building a sense of order more commonly associated with business towers than resort developments. The structural system is based on monolithic-frame construction. This principle defines the geometry of the building, supports the integrity of its architectural planes, and helps maintain the clear outlines of the façades. The lower floors are treated differently. Here, the white façade gives way to cascading greenery that descends across several levels in dense hanging strips. This technique visually gives more weight to the base of the building, softens the transition from the ground to the tower, and transforms the entrance area into a kind of vertical garden — an unusual approach for Batumi, where landscaping is integrated directly into the façade rather than being confined to the courtyard. The upper floors, by contrast, maintain the disciplined combination of white surfaces and glass. Balconies project beyond the wall plane and are linked by continuous horizontal bands that appear thin, light, and almost weightless against the mass of the building. This composition creates an interplay of horizontal and vertical elements: the balcony lines divide the height into tiers, while the wall sections between the windows direct the eye upward toward the silhouette.
