Cities

82 cities, each with its own transfer tax

Grunderwerbsteuer is state law — the same apartment costs a different surcharge in Munich and Cologne. Every city carries buy and rent anchors plus its local rate.

Rentals run on rules

The rent side, in three lines

  • Deposits cap at three months’ cold rent (§551 BGB) and must sit on a separate savings account.
  • Mietpreisbremse caps new leases above local comparative rent in tight areas; Berlin’s Mietspiegel sets the benchmark.
  • Modernization may be passed on at 8% of cost per year (§559 BGB) — check the Anpassung history before you underwrite.

Qualitative anchors only — live numbers come from the official city Mietspiegel, never a hardcoded table.

Contracts are read aloud by a notary. Ownership moves when the Grundbuch is updated, not when you wire the deposit. Allow weeks, not hours. Banks may want a higher down payment from non-residents.

Mitte, Prenzlauer Berg and Charlottenburg are expensive relative to yield. Neukölln, Lichtenberg and outer Bezirke still price as cash-flow first. sivrce will not invent listings — this page stays a buying briefing until verified inventory is live.

FAQ

How long does a Berlin purchase take?
From signed notarial deed to Grundbuch entry is often 6–12 weeks, longer if a bank mortgage or pre-emption right is involved.
Are there extra taxes for foreigners?
No special foreigner tax. You pay the same transfer tax, notary and registration as a resident. Income from rent is taxable in Germany.
